Using our system of checklists and schedules, CM efficiently manages the property so that together both Owner and Property Manager can be pro active in decision making

  • Tenant requests are always responded to timely.
  • We manage all ongoing maintenance and scheduling including but not limited to on-site inspections of sprinkler, HVAC and roof.
  • Insurance policies are procured, reviewed and monitored to ensure that underlying real property is adequately insured.
  • Property tax listings are reviewed each year to address any changes that may cost you. We’ll also pursue valuation appeals when deemed necessary.
  • We maintain detailed service and maintenance records to properly manage the property and its improvements.
  • All contractors are required to provide proof of insurance (general liability and workers compensation).

Budgeting
Knowing your yearly budget is necessary to manage the property in the short term. Our budgets are prepared with a level of detail to anticipate all known needs of the property.

  • Our budgeting process begins in October each year so you’ll get the proposed budget by the year end.
  • An onsite review by the property manager is performed to collect details including photos to support various aspects of the proposed annual budget.
  • CM coordinates all of the activities necessary for the preparation of a thorough budget including cost estimates and proposed work order plans.
  • CM can also prepare and maintain a 20 year budget for each property to help you have insight as to the future cash flows and needs of your asset.
